If you're thinking of selling or financing your property in Montenegro, one of the first questions you'll want the answer to is how to get a house appraised for free. A professional appraisal helps you price your property correctly, catch legal or construction issues, and negotiate with confidence. But conventional appraisals cost money and sometimes a lot more than you'd expect.

This is one of the most common conversations that happens with every client. Everyone wants to know their property value, but nobody wants to pay those crazy appraisal fees upfront. The good news is that you don't have to. And no, it's not about those sketchy online calculators that think every apartment in Kotor is worth the same as one in Tivat.

Property values here have been all over the place lately. A place near the marina that was selling for €180,000 three years ago is now selling for €240,000. An appraisal helps you determine your home's market value, based on location, legal status, size, finish, and the current house price trends.

When you have an accurate price idea, it helps you to avoid underselling your place, builds buyer trust, and supports tax assessments.

One of our clients almost listed his place for way too little because he was using old information from 2019. He would've lost at least €15,000 if we hadn't done a proper market analysis first. In Montenegro, authorized appraisers use one of three standard approaches:

  • Comparative: Matching your home to recent histories of houses sold similar to your house
  • Worth or yield: Used mainly for rental or commercial properties
  • Cost approach: Estimating the cost to rebuild the property from scratch

Before we get to how to get a house appraised for free, let's talk about house appraisal costs so you know what you're avoiding. Professional appraisers charge anywhere from €200 to €600. The price might be reasonable until you realize you might need multiple appraisals in some conditions such as estate settlement where every heir wants an independent opinion.

Waterfront properties cost even more to appraise. An appraisal for a villa in Porto Montenegro cost €750 because the owner was someone who specialized in luxury coastal real estate. The appraiser flew in from another city. A lot of times, you pay all that money just to confirm what you already suspected.

Ways to Get a House Appraised for Free

Ask Your Agent

Here's something most people don't know, real estate agents usually give away detailed property analyses all the time.

When someone asks for a market analysis, they don't just say a random number. They pull up every sale in the area from the past year and look at properties that are similar in size, age, and condition. They factor in things like sea views, balcony size, parking, and even which floor you're on.

But the catch is that you need to find the right agent. Someone who's been working in your specific area for years. Some of the agents know Budva like the back of their hand, but if you've got a property in Zabljak, they're going to refer you to a colleague who specializes in mountain properties.

Utilize Online Listings and Comparable Sales

Research for comparable sale prices, also known as ‘comps' to get a rough estimate. Websites like local listing platforms or portals can help you too. Filter the properties by location and compare properties of similar size, age, and finish. Also, keep in mind that you'll have to adjust for differences such as a sea view property might be priced more than the one far away from the sea.

There are some online calculators that are good too, but there's a trick to using them properly. Firstly, make sure you use multiple sites and understand their limitations. You cannot input details in these tools like your bathroom was just renovated last year or that your neighboring building is under construction.

However, these calculators can give you an estimated price. If there are three different sites telling you your place is worth between €150,000 and €170,000, you're probably in the right range. If one says €120,000 and another says €200,000, then you know the automated systems are confused and you need professional human expertise.

Ask Your Bank for Help

If you're already banking somewhere, especially if you've got a mortgage or you're thinking about refinancing, just ask about free property valuations. Banks and lending institutions often perform an appraisal as part of their due diligence.

They'll send someone out to look at your property as part of evaluating a loan application. No charge to you because they're paying for it.

Step-by-Step Guide to How to Get a House Appraised for Free

First, do your research. Walk around your neighborhood and see what's for sale. Check the online listings. Get a feel for the market yourself.

Then call multiple real estate agents. Not just any agents, only the ones who actually have experience working in your area. Tell them you're exploring your options and would like a market analysis. Make sure it doesn't feel like you have to commit to anything and don't lie about it either.
